Tired of Agents Playing Games With Your Property Value?

See how a controlled, time-bound auction can force the market to be honest with you—without begging agents for feedback or chasing fake "interest".

This page is for South African property owners who are done with vague promises, slow feedback and endless show days. If you want a data-driven, deadline-based sale instead of another "let’s see how it goes" listing, you are in the right place.

We assess whether your property, price expectations and timing are a good fit for our auction process.

Agents vs Auction — Comparing Approaches and Typical Outcomes

This analysis explores why traditional listings often run for months, while auctions can bring together motivated buyers, firm offers, and clearer market price discovery within a shorter selling window.

Please review this material to see if firm timelines and verifiable results match your needs. If you'd like to discuss whether your property is a fit, feel free to contact us.

Who We Work With — Who We Don't Work With

This is a guide to help determine fit. If your situation aligns with the characteristics on the left, we'll consider taking your mandate; otherwise, we may not be the best fit.

We Work With Owners Who:

  • You own property in South Africa and are ready to market within 3–9 months.
  • You prefer clear, constructive feedback and avoid prolonged, non‑binding enquiries.
  • You are open to a market-based price and a defined marketing window to encourage competitive offers.
  • You prefer a transparent process with defined rules, timelines, and buyer qualification.
  • You understand that qualified buyers are more likely to engage when there is clear commitment and a set deadline.

We Typically Do Not Work With Owners Who:

  • You insist on a price significantly above market and do not agree to a time-limited process.
  • You are unable to commit to defined terms and deadlines.
  • You seek valuations without a clear intent to market.
  • You prefer open-ended showings and informal negotiations instead of a structured sale.
  • You favor subjective assurances over data-driven decisions.

Auctions Deliver Results Where Traditional Listings Fail

Your property is not unsellable; conventional listings subject it to private, protracted negotiations. We conduct controlled auctions that enforce competition, firm deadlines, and full transparency.

Conventional Listing

  • Open-ended timelines allow buyers to wait out the seller.
  • Private, one-on-one negotiations lack transparency.
  • Price reductions become the primary lever to generate interest.
  • Show days attract casual viewers, not committed buyers.
  • Feedback is typically vague, delayed, and filtered.

Controlled Auction

  • Fixed auction date compels qualified buyers to decide.
  • Bids occur within a transparent framework with defined rules.
  • Bidders are pre-qualified before bidding.
  • Market feedback compresses into weeks, not months.
  • The auction reveals the actual demand curve.

An auction is a rigorous mechanism that converts demand into results. When timing and property fundamentals meet market standards, it secures a sale faster than conventional methods.

Qualification — Selected Properties May Be Considered for Auction

This multi-step qualification helps us determine suitability. We review details and may decline listings that aren’t suitable. Please answer as clearly and accurately as you can.

Information We’ll Need

  • Step 1 – Contact details: Please provide the primary contact name and a direct phone number or email.
  • Step 2 – Property details: Please provide the address, property type, size, occupancy, and current listing status.
  • Step 3 – Price and expectations: Asking price, lowest acceptable price range, and any prior valuations, if available.
  • Step 4 – Motivation and timing: Reason for sale, expected timeline, and any immovable deadlines.
  • Step 5 – Auction readiness: Title status, required consents, mandates, legal constraints, and whether you are willing to enter a binding auction.

Possible outcomes include approval for immediate auction, approval pending preparation, or not approved for auction.

Begin the Qualification

Please provide honest, complete submissions. Review results may be approved, approved with conditions, or not approved, depending on the information provided.

Average completion time: about 2 minutes. Responses will be used only for the qualification review.

Submission Review

We review submissions against our criteria. The following guidelines help determine when we will proceed.

Accepted

  • Price aligns with market expectations and the seller has indicated intent to sell.
  • Timing aligns with our anticipated market window.
  • Property and location match current buyer demand.
  • Title is clear and the mandate is enforceable.

Outcome: A senior specialist will contact you to discuss auction strategy or to arrange a site inspection.

Considered With Conditions

  • Price, timing, or expectations may be misaligned.
  • We may recommend auction at a later date.
  • Legal or mandate issues need resolution.
  • Seller shows motivation but may lack urgency.

Outcome: We will outline the conditions required before proceeding with auction.

Declined

  • Asking price appears unrealistic with limited flexibility.
  • No clear timeline or firm intent to sell.
  • Significant legal, mandate, or title barriers are present.
  • Seller may be using auction as leverage while committed elsewhere.

Outcome: We will decline to proceed and will explain the reasons for our decision.

We aim to respond within one business day for accepted submissions and within two business days for other submissions.
